Calgary Spring Home Checklist 2026: 15 Tasks to Do After Snowmelt

Spring is when Calgary's winter damage becomes visible — the caulk that cracked in January shows up when the first warm rain arrives, the fence post that shifted in March is leaning visibly in April, the deck board that absorbed snow all winter has started to rot at the end grain. Addressing these items in spring — before the summer booking backlog hits — means shorter wait times and cheaper repairs before problems compound.

Timing: book in May, complete before July

Calgary's building season is compressed — the weather window for exterior caulk, painting, and deck work is May through September. Handyman and contractor availability peaks from June through August, when competition for booking is highest. Homeowners who inspect in late April and book in May get the best availability and often the best pricing.

The exterior caulk window: applications require temperatures above 5°C for curing. In Calgary, this means mid-May through September reliably. Early May applications are possible on warm days. Do not rush caulk applications in April cold snaps — the joint will not cure properly and will fail earlier than rated.

What the foundation perimeter check involves

Walk the foundation perimeter during or immediately after the first significant spring rain (or first snowmelt event — whichever comes first). Look for:

  • Water pooling against the foundation wall — the grade (slope of the ground) should direct water away from the foundation, not toward it. Calgary clay soil can settle and reverse the drainage grade over time.
  • Efflorescence (white mineral deposits) on concrete — indicates water has passed through the concrete and evaporated, leaving minerals behind. This is a moisture pathway indicator.
  • Cracks in the foundation wall — horizontal cracks indicate soil pressure (serious); diagonal cracks indicate settlement; vertical cracks are most common and often minor. All new or widening cracks warrant an assessment.

Calgary cottonwood and gutter cleaning timing

Calgary's cottonwood poplar trees release white cotton-like seed material in June — typically the first two to three weeks of June. This material accumulates rapidly in gutters and downspouts, completely blocking them in severe cases within a week. Cleaning gutters before cottonwood season starts (mid-May) avoids the worst accumulation. A second cleaning in July after cottonwood season is recommended for properties with significant tree coverage.
