Pre-listing repairs and staging prep

Drywall and wall prep

Hole patches, crack repair and texture matching on walls and ceilings — brought to paint-ready condition for listing photos. Drywall issues that stand out in photos are addressed before the photographer arrives.

Paint touch-ups and feature walls

Scuffs, marks and trim touch-up matched to the existing colour, plus full accent wall repaint where needed. Paint work done with the listing timeline in mind — proper dry time built in.

Fixture and hardware upgrades

Faucet swap, light fixture replacement, cabinet hardware — visual upgrades that photograph well and signal a well-maintained home to buyers without a full renovation.

Door and lock repairs

Sticking doors adjusted, deadbolts replaced, handles swapped and hinge screws tightened. Doors that drag or don't close properly are a common buyer objection — resolved before showings.

Bathroom presentation

Re-caulk tub and shower surround, running toilet repair, shower fixture swap and exhaust fan replacement. Bathrooms are closely inspected by buyers — clean caulk lines and working fixtures matter.

Curb appeal repairs

Fence gate repair, exterior caulking, deck board replacement and weatherstripping. First impressions start at the curb — small exterior repairs are high-return items on a pre-listing punch list.

Frequently asked questions

How quickly can you do a pre-listing punch list?

Steve books in 1–2 days and can usually complete a standard pre-listing punch list in a single visit. Send photos of the items and Steve will confirm the timeline with the quote.

Can you work with an occupied home?

Yes — Steve coordinates with the seller for access and works cleanly with minimal disruption to daily life. Prep and paint are done room by room to keep the home liveable during the process.

Do you do staging work too?

Steve handles the physical repairs and installations that support a staging layout — TV mounting, picture hanging, shelf installation, furniture assembly and hardware. Décor and furniture selection is handled by the stager.

Do you provide an invoice for the seller or brokerage?

Yes — a proper invoice that can be included in the seller's closing costs, reimbursed by the brokerage or filed for tax purposes. Invoices are itemized by task.
