Grout Sealing in Calgary: When to Seal, Which Products Last, and What It Costs

Grout sealing is one of those maintenance steps that takes 20 minutes and saves years of cleaning effort — or, if skipped, leads to stained, mouldy grout that has to be removed and replaced. Calgary's dry indoor air offers some protection in dry-area tile, but shower grout needs sealing regardless of climate.

The water test: do you need to reseal?

Before booking a resealing, confirm the existing sealer is actually depleted:

  1. Make sure the grout is dry (at least 2 hours after cleaning or shower use)
  2. Drop a few drops of water onto the grout line
  3. Watch for 30 seconds

Water beads up and does not soak in → sealer is still active. No resealing needed yet.

Water soaks in within 30 seconds and darkens the grout → sealer is depleted. Time to reseal.

Step-by-step sealing process

  1. Clean the grout — grout must be free of mould, soap scum, and grease. Use a pH-neutral cleaner. For mouldy grout, use a mould-specific grout cleaner or a 1:1 white vinegar-water solution. Any mould must be addressed before sealing.
  2. Allow complete drying — the grout must be completely dry. In Calgary winter (15-25% RH), drying is fast — 2-3 hours after cleaning. In summer with the shower running, 4-6 hours. Do not seal damp grout.
  3. Apply sealer to grout lines — use a grout brush, foam applicator, or sealer pen with a tip sized to the grout line width. Apply along the grout lines only (not across tile faces if the sealer can stain the tile type).
  4. Allow penetration time — 15-30 minutes depending on the product. The sealer soaks into the pores during this time.
  5. Wipe excess off tile surfaces — before the sealer dries on the tile face, wipe it off with a clean cloth. Dried sealer on polished tile can be difficult to remove.
  6. Allow 24 hours before water exposure — do not use the shower or wet the tile for 24 hours after sealing.
