Sealing urgency by tile location
| Location | Seal? | Reseal interval | Main risk if skipped |
|---|---|---|---|
| Shower floor | Essential | 2–3 years | Mould penetration into grout |
| Shower walls | Essential | 3–4 years | Water behind tile, mould |
| Tub surround | Essential | 3–4 years | Mould, grout staining |
| Kitchen backsplash | Recommended | 5–7 years | Oil and grease absorption |
| Bathroom floor (outside shower) | Recommended | 4–6 years | Staining from cleaning products |
| Entry or laundry floor tile | Optional | 7–10 years | Dirt absorption in high-traffic areas |
| Epoxy grout (any location) | Not needed | Never | Epoxy is non-porous |
Penetrating vs. topical sealer
| Property | Penetrating | Topical (film-forming) |
|---|---|---|
| How it works | Soaks into grout pores | Forms surface coating on grout |
| Appearance change | None (or slight darkening of sanded grout) | Can add sheen; color-seal versions change color |
| Best for | All locations; most grout types | Color refresh; decorative purposes |
| Floor tile durability | Good — does not peel | Poor — peels under foot traffic over time |
| Lifespan (shower) | 2–4 years | 1–2 years (higher wear from daily moisture) |
| Recommended for Calgary | Yes — primary choice | Only for color correction situations |
The water test: do you need to reseal?
Before booking a resealing, confirm the existing sealer is actually depleted:
- Make sure the grout is dry (at least 2 hours after cleaning or shower use)
- Drop a few drops of water onto the grout line
- Watch for 30 seconds
Water beads up and does not soak in → sealer is still active. No resealing needed yet.
Water soaks in within 30 seconds and darkens the grout → sealer is depleted. Time to reseal.
Step-by-step sealing process
- Clean the grout — grout must be free of mould, soap scum, and grease. Use a pH-neutral cleaner. For mouldy grout, use a mould-specific grout cleaner or a 1:1 white vinegar-water solution. Any mould must be addressed before sealing.
- Allow complete drying — the grout must be completely dry. In Calgary winter (15-25% RH), drying is fast — 2-3 hours after cleaning. In summer with the shower running, 4-6 hours. Do not seal damp grout.
- Apply sealer to grout lines — use a grout brush, foam applicator, or sealer pen with a tip sized to the grout line width. Apply along the grout lines only (not across tile faces if the sealer can stain the tile type).
- Allow penetration time — 15-30 minutes depending on the product. The sealer soaks into the pores during this time.
- Wipe excess off tile surfaces — before the sealer dries on the tile face, wipe it off with a clean cloth. Dried sealer on polished tile can be difficult to remove.
- Allow 24 hours before water exposure — do not use the shower or wet the tile for 24 hours after sealing.
