Why Calgary is harder on decks and fences than most Canadian cities
Calgary gets more freeze-thaw cycles per winter than almost any other major Canadian city. While a city like Winnipeg stays consistently frozen from November to March, Calgary's Chinook winds can raise temperatures from -25°C to +15°C in a single day — and that can happen multiple times in the same winter. Each warm period thaws surface moisture that then refreezes when the cold returns.
This cycling does three things to outdoor structures: it drives moisture into end grain (the most absorbent part of any cut board), it causes wood to expand and contract repeatedly loosening screws and fasteners, and it heaves fence posts and deck footings set in Calgary's clay-dominant soil. Clay expands when it absorbs water and contracts when it dries — and clay soil is dominant in NE, SE and inner NW Calgary.
The result is that a well-built Calgary deck has a realistic surface life of 10 to 15 years before boards need replacing — and a fence built with posts set too shallow or without proper drainage will show lean within 3 to 5 winters. Knowing what to look for each spring lets you address small problems before they become structural.
The spring deck inspection — what to check
1. Board-by-board bounce test
Start by walking across the entire deck surface in a grid pattern. This is the most efficient way to find problem boards quickly. For each board:
- Listen for cracking sounds under foot — a board that makes a sharp crack is splitting along the grain and will fail completely within a season or two.
- Press firmly on suspicious areas with your foot. More than 5mm of flex indicates the board has lost integrity — either from rot, checking, or the fastener holes have enlarged so the board is no longer held tight to the joist.
- Look for soft spots near the house (where moisture collects at the ledger connection) and around any post bases where water pools. Soft spots are rot and will spread if left.
2. Fastener inspection
Screws that have worked up from the surface are a trip hazard and a sign of board movement. Look for:
- Raised screws — drive them flush or replace with 3-inch structural screws if the hole is stripped
- Rust staining around screw heads — the screw coating has failed; eventually the screw head will shear and the board will be loose
- Missing screws — boards with only one fastener per joist crossing have nothing preventing the end from lifting
A deck surface that has widespread screw issues (more than 15–20% of fasteners showing corrosion or rise) is a candidate for a full re-screwing visit — replacing all fasteners with new stainless or coated deck screws before the screws start failing under foot.
3. Railing stability test
Under the Alberta Building Code, deck railings on decks more than 600mm (about 24 inches) above grade are required. They must resist a lateral force of at least 0.5 kN/m — roughly the force of a heavy person leaning on them.
The test: push laterally on each railing section and every baluster post. Any railing that moves more than 10mm under moderate hand pressure is not code-compliant and is a liability risk. Common causes:
- Post base hardware has corroded or loosened (common fix — tighten or replace post base bolts)
- Post base was set only into the deck boards, not into the joist below (design flaw — needs structural fix)
- Baluster spacing has widened because the rail cap is split or the bottom rail has warped
4. Ledger board — the most critical check
The ledger board is the horizontal board that attaches the deck to your house. It carries half the deck load and is the source of most serious deck failures. Look for:
- Rot at the ledger-to-house connection (especially if flashing was installed incorrectly or is missing)
- Missing joist hangers or hangers that have pulled away from the ledger
- Gaps between the ledger and the house where water is entering the wall cavity
If you find any of these: stop and call a licensed contractor, not a handyman. Ledger failures cause complete deck collapses. A permit is required for ledger repairs in Calgary.
The spring fence inspection — what to check
Post lean and frost heave
Stand at the end of each fence run and sight down the line for lean. Any post that is visibly out of plumb has moved. Calgary's frost line is approximately 1.2 metres (4 feet) deep. Posts set shallower than this — or posts set in concrete without proper drainage — are vulnerable to frost heave every winter.
A leaning post that is still structurally sound can often be pushed back and re-supported with concrete. A post that leans because the base has rotted needs full replacement — remove the old post and concrete, dig to below the frost line, and reset. This is a handyman-scope job for one or two posts; larger runs are more efficiently done by a fencing contractor.
Post base rot
The worst rot happens underground, invisible until the post breaks. Test each post by probing the base with a flat-head screwdriver at ground level. If the screwdriver penetrates more than 2 cm into the wood without force, the post is rotting from the bottom. A post that looks sound above ground may be structurally compromised below it.
Cedar fence posts last 15 to 20 years in Calgary soil if set correctly. Pressure-treated pine posts last 20 to 30 years. Posts set without concrete or in standing water can fail in 5 to 8 years regardless of species.
Board condition
Fence boards split and warp from UV exposure and moisture cycling. Boards that are splitting vertically along the grain or that have warped enough to create gaps larger than 25mm are typically replaced rather than repaired. Minor surface checking and greying are cosmetic — a fence stain or sealant applied after cleaning will address those and extend the fence life by 3 to 5 years.
Gate hardware and alignment
Calgary's temperature swings cause gate posts to shift. A gate that latched cleanly in October may drag on the ground by April. Check:
- Whether the gate swings freely without dragging
- Whether the latch catches without lifting the gate
- Whether hinge bolts are tight — loose hinges cause the gate to sag progressively

When to stain or seal vs. when to replace
Staining and sealing extend the life of wood that is still structurally sound. They do not fix rot, splitting boards, or loose fasteners — those must be addressed first. A stain applied over a board that is already soft will not prevent further rot; it will just slow the surface weathering while the rot continues underneath.
The correct sequence for a weathered but still sound deck:
- Replace any boards that fail the bounce test
- Replace or drive down all raised and corroded screws
- Clean the deck surface with a deck cleaner (sodium percarbonate-based is effective and low-risk)
- Sand any rough or splintered edges
- Apply a penetrating deck oil or solid stain on the cleaned, dry surface
For a pressure-treated deck in Calgary, staining every 2 to 3 years is a reasonable maintenance cycle. Cedar decks may need staining every 2 years due to the higher porosity of the wood.
Common Calgary deck and fence mistakes that cause early failure
- Horizontal rails without drainage channels — flat horizontal surfaces trap water. Cap rails should be angled or the top face should be bevelled to shed water, not hold it.
- Fence boards installed touching the ground — any wood-to-soil contact dramatically accelerates rot. Fence boards should clear the ground by at least 50mm.
- Composite decking installed without the manufacturer-specified gap — composite boards expand in summer heat more than wood. Boards installed tight will buckle and pop out of their clips by July.
- Deck posts set directly in concrete without post bases — concrete holds moisture against the post, accelerating rot at the most critical structural point. Post base hardware separates the post from the concrete.
- Gate posts not braced diagonally — a gate post carries all the lateral load from a swinging gate. Without a diagonal brace from post to the first fence section, the post will rotate outward over time.
What to budget for Calgary deck and fence maintenance
As a rule of thumb, budget 1–2% of the deck or fence replacement value per year for maintenance. For a standard 10×12 ft pressure-treated deck worth $8,000–$12,000 to rebuild, that is $80–$240 per year in maintenance — far less than deferred repairs that lead to structural failure.
The most cost-effective approach is a spring inspection visit where a handyman walks the deck and fence, identifies all issues, and batches the repairs in one trip. Individual repairs booked separately cost more per item than a batched visit.
