Basement moisture is the single most common issue in Calgary homes built before 1990. The spring snowmelt, deep frost thaw, and Bearpaw clay soil all contribute to a challenging moisture environment for below-grade structures. Before spending money on waterproofing, diagnosing the exact source of the moisture is essential — the right fix for condensation is a dehumidifier; the right fix for active wall infiltration is waterproofing; and the right fix for a blocked window well drain is clearing the drain.

Diagnosing the moisture source

The plastic sheeting test

Tape a 300mm × 300mm piece of plastic sheeting to the wall or floor, sealing all edges completely with duct tape. Wait 48 hours.

  • Moisture on the room side (between plastic and air): condensation. The wall or floor is cold and humid air is condensing on it. Solution: dehumidifier and/or better insulation on the wall.
  • Moisture between plastic and wall/floor: infiltration from outside. Water is coming through the concrete. This requires waterproofing, not just humidity control.

Tide marks and crack traces

Horizontal tide marks (efflorescence lines at a consistent height) indicate seasonal high-water table reaching that level. Wet streaks following cracks or mortar joints indicate active infiltration through those specific defects.

The importance of grading and downspouts

Before any waterproofing investment, address the water source:

  • Grading: Soil adjacent to the foundation should slope away from the house at a minimum of 50mm per 600mm for the first 1.8m. In Calgary, this slope is often lost over years as soil settles and garden beds build up against the foundation wall. Re-grading is a low-cost intervention that often dramatically reduces spring basement moisture.
  • Downspouts: Eavestroughs must discharge water at least 1.5m from the foundation. Calgary's 40–50 mm/hour peak rain intensity (extreme events can be much higher) produces large volumes of roof water quickly. A downspout that discharges at the foundation wall in a Chinook-driven rainstorm can deliver several hundred litres to the foundation soil in an hour.

Interior vs. exterior waterproofing

Exterior waterproofing

The gold standard: excavate to the footing, apply a waterproofing membrane to the exterior of the foundation wall, install new weeping tile in gravel, and backfill. Stops water at the source. Cost: $300–$450 per linear metre, or $15,000–$45,000 for a full perimeter on a Calgary house. Disruptive to landscaping.

Best suited for: through-wall cracks with active water entry under pressure, failed weeping tile causing repeated flooding, new basement finishing where long-term dry conditions are required.

Interior waterproofing

Installs a drainage system inside the basement: perimeter channel drains at the base of the wall, a sump pit and pump, and drainage matting on the floor. Does not stop water from entering — manages it after entry. Cost: $8,000–$20,000.

Best suited for: persistent seepage where exterior excavation is not cost-effective, water entry at the floor-wall joint, as a secondary system in areas with high water table.

Crack injection

Poured concrete foundations commonly develop vertical shrinkage cracks that leak seasonally. A crack injection contractor injects polyurethane foam (flexible, for active cracks) or epoxy (rigid, for structural cracks) into the crack from the interior. Cost: $400–$900 per crack. A common and highly effective solution for single-crack leaks in Calgary homes.

Basement vapour barrier and wall assembly

When finishing a Calgary basement wall, the vapour barrier protects against the moisture vapour that migrates through concrete walls year-round:

Do not use standard fibreglass batts directly against the concrete without the rigid foam thermal break. In Calgary's winter, the concrete wall behind the batt is near outdoor temperature at the outer face. Without the thermal break, the dew point occurs within the batt and moisture condenses inside the insulation.
