Why caulk fails so fast in Calgary

Caulk works by bridging the gap between two surfaces that move relative to each other — a window frame expanding in the summer heat, a concrete foundation settling millimetres over winter. The caulk stretches and compresses with this movement. Every expansion-contraction cycle stresses the material.

Signs of failure: visible gap, cracked or crumbling bead, sections where the caulk has pulled away from one or both surfaces.

Foundation-to-siding joint

The joint at the base of the siding where it meets the foundation or framing — sometimes called the band board joint — is a common air-leakage point on Calgary homes. Water from snowmelt and rain splashes up from grade and can enter this joint, freezing and expanding. Check for gaps and any signs of efflorescence (white mineral deposits on concrete or brick) near this joint, which indicates water movement.

Brick-to-frame transitions

Many Calgary homes from the 1970s through 2000s use brick on the lower level and vinyl or wood siding above. The transition joint between the two materials is a common gap point. The brick is attached to the foundation and moves with it; the siding is attached to the wood frame and moves differently.

In Calgary, this means the practical exterior caulking season runs from mid-May to mid-October. Early morning applications on spring and fall days can fail even when the daytime forecast looks fine — if the surface is cold from an overnight freeze, adhesion will be poor.

The best application days are calm, dry, and between 10°C and 25°C. Avoid applying caulk in direct hot sun on a dark surface — the surface can exceed 50°C and cause the caulk to skin over before it can be tooled.
